THE OASIS

KOSY Collective and Adorno Arquitectos have partnered to design a new headquarters for a prominent health-tech company in the US.  The Oasis HQ is a campus tailored to the post pandemic workplace. The headquarters celebrates collaboration, social connection and its location, Puerto Rico.

The Oasis campus is a transformative retrofit of a 55,000 sf and 12-story office building in Santurce, Puerto Rico. It reflects the needs of a post-COVID workplace, emphasizing collaboration and hybrid work. The concept, the Oasis, is a lush and inviting family space for the firms family of employees rather than a corporate headquarter.  Their new home is informed by their culture and a green haven in the concrete city promoting wellness and serenity at the workplace.

The Oasis campus is a transformative retrofit of an existing 55,000 square foot, 12-story office building with a retail street front, located in the heart of Santurce, a vibrant borough of San Juan, Puerto Rico. The campus is designed to reflect the needs of a post-COVID workplace, with a focus on collaboration and the changing dynamics of remote and hybrid work.

Anticipating clients projected workforce growth, the campus transformation is a response to the evolving needs of the organization. By harmonizing the architectural design with the changing dynamics of the post-pandemic workforce, the Oasis aims to foster collaboration, enhance employee well-being, and nurture innovation. It redefines the traditional office typology in the tropics, serving as a testament to the clients commitment to creating a remarkable workplace that embodies its culture, values, and aspirations for the future.

The project, aptly named "the Oasis," not only seeks to create a dynamic canvas for the client to grow and evolve, but also responds to the unique requirements of a post-COVID workplace. With a significant portion of the workforce operating remotely or in hybrid arrangements, the campus has been purposefully designed to prioritize collaboration.

The Oasis integrates the beauty of the Puerto Rican climate and nature into its design. The use of local culture and vegetation throughout the space creates an immersive and inspiring work environment. Employees can connect with their surroundings, fostering a deep appreciation of the tropical setting and enhancing their well-being and productivity.

The campus was designed as a modular kit of parts, where major components of the office, including office cluster layouts, meeting rooms, private offices, and breakout spaces, were carefully crafted to be plug-and-play elements. This approach provided an opportunity for the client to work out the briefs spatial and programmatic requirements of different departments internally. The collaborative process, facilitated through the use of MIRO boards, proved to be an exciting and effective way to refine the project with the client.

A key feature of the campus are the collaboration hubs, a series of breakout spaces that cater to various needs, such as concentration, social interaction, collaboration, and virtual team townhalls. These innovative spaces embody the values of the client, offering creative environments that inspire and support the workforce, fostering collaboration and adaptability in the post-pandemic work-life.

The Oasis campus features an array of vibrant social spaces located on the ground level, second level, and the rooftop. A key objective of the headquarters was to create an inviting front for the client, showcasing an open and accessible ground level that offers shared public facilities like a café and a charming backdoor patio. Within the secure perimeter, the headquarters seamlessly connects to the second level hangout spaces. These spaces are linked through a dynamic social stair, which serves as both a gathering place and a townhall amphitheater for engaging discussions. Additionally, all social areas are thoughtfully connected to lush outdoor terraces, providing a refreshing and natural environment for employees to enjoy.

Our starting point was to learn from the clients rich culture and well established brand which we leveraged on to develop the spatial identity for the new headquarters.

The "kit of parts" became a framework in MIRO board  and a collaborative process with the client to define the spatial and programmatic requirements of each department.

The Collaboration Hubs are innovative spaces that embody the values of the client, offering creative environments that inspire and support the workforce, fostering collaboration and adaptability in the post-pandemic work-life.

The IT hub is the lifeline of the Oasis.  This is where the NOC (Network Operating Center), the IT workshop and the IT life savers are housed.  The refreshment bar greets the Abarcans in need of tech support.

The Plazoleta hub is designed to double as a relaxed break out space for individuals and teams alike. The stepped seating are oriented towards the centre, unifying the collective focal point of the space. Employees can bring their own pillow and artefacts to make the space feel like home.

The Rincón hub are smaller huddle rooms that are designed for individual and teams (up to 6 persons) to get together and for small VC sessions. These semi-private huddle nooks have been designed to get the family in the zone.

The Matrix hub is the gaming centre of Abarca. It is a large family-style livingroom with multi-player capacity.

El Parque hub is a huddle concept space inspired by the botanical gardens relaxed atmosphere and park style seating where biophilia plays a primary role.

The Ayuntamiento hub is a hybrid and remote workforce concept space that explores the optimum immersive teamwork environment fit for the post-pandemic times.

La Marquesina hub is a nostalgic gathering space that is designed to feel cosy like “la marquesina de abuela” (Grandmas porch). The hub host cafe style self-serve espresso and refreshment bar.

El Cerebro hub is a collaboration space tailored for the perfect brainstorming sessions. The hub takes use of acoustic curtain rails to provide a flexibility that can hold up to 4 teams simultaneously.

La Nube hub is a multifunctional space that is about fun and family. It is a hub that will bring the client family together through i.e. Yoga, Salsa, Meditation and many other activities.
